Election night was a big one for us all. Elections in Teton (WY & ID), Lincoln, Fremont, and Sublette Counties all resulted in very different preferences. Here are our local counties votes by the numbers:
Teton County, WY:
Jackson Hole residents voted strongly in favor of the Harris/Walz presidential ticket with 65.86% of the vote and 31.11% of the vote for Trump/Vance.
After a recount, a special purpose excise tax (SPET) was also passed by a margin of 28 votes, 6,328 in favor, 6,300 opposed, that will increase sales tax by 1% in Teton County to fund the construction of a new facility for courtrooms, the jail and dispatch center.
Teton County, ID:
Teton Valley residents votes 51.3% for the Harris/Walz ticket and 44.6% for the Trump/Vance ticket.
Lincoln County, WY:
Residents of Lincoln County including Star Valley voted 82.63% for Trump/Vance and 14.97% for Harris/Walz.
A special purpose excise tax was also proposed in Lincoln County to build public infrastructure projects in town centers but it failed to pass.
Fremont County, WY:
Fremont County residents including Dubois voted 66.41% in favor of Trump/Vance and 29.77% in favor of Harris/Walz.
Sublette County, WY:
Sublette County residents including Pinedale voted 79.3% in favor of Trump/Vance and 18.7% in favor of Harris/Walz.
So what can we learn from this and how does it effect the real estate market? Nationally, home sales increased after 9 of the last 11 presidential elections, existing home prices increased after 7 of the last presidential elections, new home prices went up after 10 of the last 11 presidential elections, and mortgage rates decreased leading up to 8 of the last 11 presidential elections.
Election years don't change the average American's income much, therefore it should not effect most people's decision to buy or sell and home.
