557 Homes Approved for Northern South Park: What’s Next for Jackson Hole Housing?

Teton County has approved a major housing development in northern South Park, moving a long-discussed plan for hundreds of new homes one step closer to construction.

The Teton County Board of County Commissioners voted 4–1 to approve the Gill family’s development plan for 74 acres of current ranch land south of Jackson. The project calls for 557 homes, with 70% planned as affordable housing.

Habitat for Humanity of the Greater Teton Area and the Jackson Hole Community Housing Trust are expected to build the affordable homes. The remainder of the development will include free-market housing.

What does the approval mean for Jackson Hole?

The decision is a milestone for a community that has spent decades discussing housing in northern South Park. For local workers and families, the proposed affordable homes could eventually create more opportunities to live closer to jobs, schools, and services in the Jackson area.

The approval does not mean all 557 homes will be built immediately. The nonprofit housing partners will still need to raise funds, and construction will take time.

How will traffic improvements be funded?

Road improvements, particularly along High School Road, were a key topic during the county’s review. Under the approved plan, the Gill family will pay $1.3 million upfront toward traffic mitigation. The Housing Trust and Habitat will also contribute, with their payments spread over time.

The county will manage the construction of the road improvements.

When could construction begin?

Before breaking ground, the Gill team must submit and receive approval for a grading and erosion control permit. According to the family’s attorney, groundbreaking could take place once that permit is approved.

The northern South Park project represents a significant step for housing in Teton County, but its timeline will depend on permitting, fundraising, and construction.
